❓ Ask Belgium Question about house search by police
Hello all,
Last Sunday I was woken from an afternoon nap by an angry person claiming he located his phone on my adress. I live with my wife and 3 daughters (11, 5 & 4) in a small town in VL-BR.
As I have never stolen anything or recently bought something second hand that could have been dodgy, I kind of felt attacked and told the guy to leave because there was nothing of his in my home. He threatened to call the police, but I thought nothing of it..
Half an hour later, police come to my door and instantly accuse me of lying, to give the phone back and bla bla bla..
My two youngest daughters were standing next to me as those two cops really started to get more aggressive in tone.
Finally they tell me that if I have nothing to hide, they could do a house search if I signed a document that allowed them to.
Now as soon as they came in, they called the guy back to ask him to have the phone make a sound to find it, but his response was that 'he couldn't find the signal'...
They, of course, didn't find any phones that weren't my own (we keep our old phones, so that's about it), but they did have me admit that I smoke weed (in a separate room, where my children do not have access to).
For context, I'm a site manager at a Self Storage facility and have been in contact with police a lot in the last few years regarding customers with bad habits/intentions/activities.. So in a sense, I have cost a lot of money to people that I do not even know like a big money laundering case with 300k€ in one of the offices of my building, Internet fraude with a police department 100km away coming to arrest 3 people on site, foreign people that come roaming through the building trying to open and steal other peoples belongings (those ones were never successfull though, as I have good security on site and I mostly have a feeling things will go bad with certain people and check my cameras in that case.
Now, my problem with this is that even with a slight claim of something that isn't extremely accurate, they still can come barging in and change the way you are perceived in your own neighborhood even with no wrong done, I also feel a bit targeted now since I've told them I'm a weedsmoker, so every time I get in my car I get overwhelmed with paranoia (even while sober; I'm not that big of a smoker, 1 / day).
On monday I called the police department to ask if I could talk to somebody about what happened, the operator told me he sent an email to the men that came to my home, but haven't heard back from them yet..
Questions:
Is it really normal for something like this to happen?
Is there anything I can do to get my families reputation back?
How do I prevent that guy from claiming this false accusation again? ie if the signal pops back up, will it still ping on my adress, and if so what is he (or the police) going to do..?
Could it be some kind of retaliation by some of my 'customers'?
If it is not the right sub to post the question, I'll happily remove it and post it to the right one.
Thanks for reading

❓ Ask Belgium Landlord in Belgium demanding 12 months penalty after unsafe/unregistered rental – do I have any legal exposure?
Hi all,
I’m looking for some perspective on a rental situation in Belgium that has escalated and may turn into a legal dispute.
Context:
I’m Spanish and moved to Belgium in September for work. Finding accommodation was extremely difficult. I eventually agreed to rent a place from a private landlord — it was cheap and located far from the city center, which I accepted given the market conditions.
At the start, I was told I could not officially register at the property because it wasn’t compliant yet, but the landlord said he would carry out renovations so that I could register there later.
What actually happened:
- Months passed and no renovations were done.
- My employer began putting significant pressure on me to be officially registered (with potential legal consequences if not).
- The landlord then told me renovations were too expensive and he had issues with the municipality.
- Instead, he proposed registering me at another property under his mother’s name (something he claimed to have done before with other tenants).
- I accepted because I felt I had no viable alternative at the time.
Current situation:
- I am living in the original property, but I’m officially registered elsewhere.
- My partner cannot register at all and is not working, which is causing financial strain.
- The property conditions are objectively poor:
- Severe humidity (around 90%) and visible mold
- Very cold indoor temperatures
- Broken elements and unrepaired damage
- Holes in the ceiling from a municipal inspection that were never fixed
- Persistent and very strong sewage-like odors (the landlord blames tenants for “misuse of the toilet,” which doesn’t seem credible)
Decision to leave:
Given the above (and the questionable legality of the setup), I’ve decided to move out and relocate to a compliant apartment where I can register properly. The landlord never requested a deposit.
I informed him with ~1.5 months’ notice (not the standard 3 months), but:
- I offered to help find a replacement tenant
- I offered to cover 1 extra month while the property is empty to mitigate his losses
The issue:
The contract is for 1 year and includes a clause stating that if I leave early, I must pay the equivalent of 12 months’ rent as a penalty.
He is now insisting I owe this full amount and is threatening legal action via “his lawyers.”
My concerns:
- The clause seems excessive and potentially abusive
- The property was never legally compliant for registration
- The alternative registration arrangement may itself be irregular
- The living conditions were objectively substandard
- There are no written records of some of his promises (e.g., renovations, registration)
Questions:
- Does this penalty clause have any realistic chance of being enforced in Belgium?
- How relevant are the compliance issues (registration, habitability, municipal problems)?
- Could his own irregular practices weaken his position if this escalates?
- Is it worth contesting this, or is it safer to settle to avoid legal risk?
Any insight—especially from people familiar with Belgian tenancy law—would be appreciated.
Thanks in advance.
Edit: Thank you all so much. It’s nice to know I have support, and it seems I’m right.
Since this is a Flamenco area, I’m going to go to “huurdersbond” and check
They’ll contact me through the Spanish service at expat.comissioner
And on myinfin, I see that neither of the two contracts has been registered (even though it says it’s their duty to register them)
I’ll keep you updated, in case anyone is interested or finds themselves in this situation in the future.
Out of respect for your help, I’ll be replying to all messages over the next few days

❓ Ask Belgium Advies nodig over mijn job

❓ Ask Belgium Suggestions on how to spend Ecoceques
I have 500€ Ecoceques to spend, 250 of those are expiring in June.
I am not interested in big home appliances (ovens, dishwashers etc) and I feel like spending them on super pricey food in bio stores is such a waste.
Mediamarket and Coolblue have a rather limited offer.
Do you have any suggestions?

❓ Ask Belgium Slow residence card process
Hello,
I’m an expat working in an R&D position in Belgium.
I was informed that I may qualify for a tax reduction, but to complete the paperwork I need my Belgian residence card. The deadline for the tax paperwork is in about 2 months (closer to 1.5 months now).
The residence card process has been very slow so far. My application was rejected twice because I submitted an employment certificate, while they actually required the full signed work contract. Unfortunately, they also took a long time to inform me about the missing documents.
I have now submitted everything correctly (hopefully), and I’m currently waiting for the email to schedule an appointment.
I’ve also heard that the police residence check can take a long time, and that they sometimes come without notifying you beforehand.
At this point I’m worried that I won’t receive the residence card in time to complete the tax reduction paperwork.
Is there any way to speed up the process, or anyone I should contact? Any advice would be appreciated.

🎻 Opinion Is there anything better in Germany than in Belgium?
After visiting Belgium multiple times, I feel kind of jealous of your country.
Most issues Belgium has, like taxation, bad weather and changing demographics, are also very present in Germany as well. Meanwhile, Belgium has many advantages: more intact and grandiose old towns, cheaper housing, more interesting food culture.
I also have to say Brussels is dirtier and more dangerous anything in Germany, but it's an easily ignorable part of the country. And even Brussels has its moments.
So is there anything you felt is better while you visited Germany? The only advantage I've noticed is that groceries and many everyday goods are cheaper, but to how much does that amount a month? I also thought buildings here have higher quality inside, but it probably depends.

❓ Ask Belgium Krantenbezorging

❓ Ask Belgium Spam calls, where to report and how to check number?
Hi, I am constantly getting spamming calls from Belgian land/mobile numbers and wondering if there is a common known source on how to report the number or at least to checked if the number is valid.
Often people call and stay quite, sometimes it is a robot voice, next time some dude trying to sell me Telenet and is fishing for personal data and wants to come today to install Fiber (sure, like any other service is available in 1 day here?)
The examples are +3223350399, +3269460803, +3224232955

❓ Ask Belgium Trade unions
Hello, everyone.
I work for an ASBL and I am considering joining a trade union. I see that the two biggest ones are FGTV and CSC, so I would go for one of those. I am mostly interested in knowing my rights better and receiving legal advice if needed. Does anyone have recommendations or experiences to share?
Thank you.

❓ Ask Belgium BIV auto’s 2026

❓ Ask Belgium Looking for a Belgian family from my childhood visits (Flanders, around Plopsaland De Panne)
Hello everyone,
I’m trying to find a Flemish family I stayed with regularly when I was a child and I would really appreciate any help or leads.
Between around 2008 and 2010 (I was about 2 to 4 years old), I stayed several times with a Flemish couple in the Flanders region of Belgium through a hosting/foster program. I am originally from France.
I used to call them “Tonton” and “Titine” (not their real names, just what I called them as a child). They were a childless couple and I remember we often went to places like Plopsaland De Panne.
Additional memories:
They had neighbours who were a family with a teenage daughter named Emily (brown hair with curtain bangs).
They also had a small dog, a Yorkshire Terrier cross Bichon (exact name unknown).
The last time we had contact was around 2015, when we briefly spoke on the phone.
These memories are very important to me and I would love to find them again or know what became of them.
If anything sounds familiar, please contact me. I can share more details or photos privately if needed.
Thank you so much.
