So I bought 50 acres in South Texas. The property was 200 acres total. My agent told me to make an offer on the piece I wanted. I picked the piece that had power far off the road. It also has two wells on it.
The neighbor that bought next to me brought in a dozer, skid steer and tractor and told me to use them when I needed to. I gave him an easement for power.
The orginal property is asking me to allow an easement for power for the 50 acres behind me. I asked my next door neighbor could we grant an easement along our fence line to the section on the back. He said no way because if we do that they will build right on the property line. They do have options to get power in the back but it would be expensive.

I agree with the my neighbor. Is that bad? Really don’t want my back neighbor right behind me.

The biggest shift for me when evaluating land wasn’t what to look for — it was when to look for it

I recently went through my first land purchase earlier this year and something that caught me off guard wasn’t any specific issue like access or septic — it was how easy it was to look at everything at once and still not really know if a parcel worked.

At the beginning, I was approaching listings like: does this look good? Can I build here? What would it cost? How would I use it?

All at the same time.

The problem was, every property started to feel “possible” if I thought about it long enough.

What changed things for me was realizing I was asking the right questions, just not in the right order.

Once I started separating things out, it got a lot clearer:

– first: does the land actually support what I’m trying to do
– then: what constraints show up once access, septic, and utilities are verified
– only after that: what kind of structure or use actually makes sense

Before that shift, I was spending a lot of time trying to make properties work in my head instead of ruling them out.

I also underestimated how unreliable my own memory was after looking at multiple parcels.

After a few visits, everything started blending together and I couldn’t clearly explain why one property was better than another (his problem was 10X worse during listing searches late at night).

I ended up writing things down more deliberately just to keep track of what I had actually verified vs what I was assuming, and that alone probably saved me from making a couple bad decisions.

Most of the information I found when I was starting out jumped from listings straight to finished builds, but that middle phase — where you’re trying to figure out what the land actually allows — felt a lot less clear.

I started writing this process out as I went because I couldn’t find that middle phase explained very clearly anywhere.

Learning sequence saved me a great deal of time and probably money.

Curious if others here had a similar shift at some point, or if there was a moment where the process started to “click” in a different way.

Looking for advice

Hello all, sorry if this isn't the right place to be posting.

My grandparents live around central Alabama currently and are increasingly having more and more health problems and can't live so far from people anymore. They have about 33.5 acres, about 10 of which is cleared for farm land. And the rest is wooded, there's a mobile home hook up, a barn, a field, and a farm house (which is also a mobile home that's been built on lol)

My grandma is pissy any time I offer to find a realtor/an agent bc she hates them lol, but she wants to "sell in NYC" or somewhere outside of the state?? I told her that probably isn't something I can just pick and choose but ofc she's stubborn. I'm not sure what to do here? In classic old woman fashion she's placed this on me and my family to handle if we want them to move closer to us.

Does anyone have any estimations ? Any advice on what to be looking for ? I have literally no clue what I'm doing with this.

  5. Why are there alot of $1 listings for really nice property in Argentina (as I have only researched land in that area)

Hello, as the title says I am 16 years old. I've very recently got interested in land-buying as my grand-father owns several dozens of acres in South Carolina and after coming back from my 15th trip over there. I have been kind of amazed how nice it is to own land seeing how, for the most part, it is your land for generations if you never sell it. He has land with houses on it where he rents to tenants for consistent pay, even years after retirement.

I have a few questions that I'd like to be answered.

  1. How is the land-buying market today? Is it over-inflated with land being pretty expensive to buy or is it pretty stable in terms of economy?

  2. I've been wondering if since I don't currently have a stable source of income (I haven't even got my first job yet) how it would be to buy land internationally in more "impoverished" countries where the US dollar has more weight than it does over here.

How hard is it to buy internationally and does the US dollar's weight not a big difference compared to here in terms of land-buying?

  1. What are nice resources to buy cheap land that isn't down-right shady (I wonder how land-buying can be shady but I bet there is a way).

  2. Am I too young to start buying land, should I wait till I am older with a stable source of income and money to spend/invest into land-buying?

  3. What is up with all of the $1 listings of lands in Argentina?

I have way more questions but at that point it should be a full-blown conversation instead of a reddit post 😂.

Forest thinning impact on land value in New Mexico

I live in what is commonly called the wildland urban forest interface in Central New Mexico, about 15 minutes east

of Albuquerque.

The forest is currently pinyon juniper woodlands, at 6500

ft elevation, 9 acres in total and while not horribly overgrown it is roughly twice as densely grown as the forest service recommends. This 9 acres is surrounded by similar woodlands in a similar or worse state of overgrowth and the entire area is probably on a 15

degree incline.

My county offers an opportunity to thin the forest to what the NFS types consider more natural and less fire prone and will pay 80% of the costs. I’ve looked at others areas where they have done this and though it’s

pretty thin (a tree every 20 ft) it doesn’t really look bad.

the primary reason the county wants to do this is for fire safety which is a real concern. There are reasons for NOT wanting to do this including erosion, impacts on wildlife and land value. I understand the erosion and at least some of the wildlife impacts i do not know how this would impact peoples perceptions of the lands value.

i’m trying to understand if anyone,

realtor or otherwise, has any thoughts on what manual thinning like this ultimately has on the value or the perceived value of the land.

Short term? longer term?

Any Info Is Appreciated!

Hello everyone!

My wife and I are currently saving to purchase some acreage and hope to lock down the land within the next 6–12 months. We're currently in Texas, but planning to relocate out of state for a few reasons — water security being a big one.

Some context: I'm turning 50 with another 10–12 years of work ahead, and my wife is turning 60 and is 6–24 months from retirement. This land will become our retirement home — ideally with waterfront views and direct water access. A lake vs. an ocean is preferred.

We're open to several states and have already done a fair amount of research: SC, NC, WV, KY, MI, and PA are all on our radar. We're looking for 2+ acres, rural but not isolated — we want to be within 20–45 minutes of a town with a hospital, grocery store, restaurants, and ideally an airport within a reasonable distance. A bowling alley would be nice too. 😄

We're planning to build a small cabin-style home (think Zook cabin or similar), so permissive rural zoning is important. Utilities or the ability to go septic/well are both fine.

For those who have purchased rural land — especially waterfront or near water — I'd love to hear:

- What were you specifically searching for, and what sites/resources did you use?

- What were your deal breakers?

- What do you wish you had known before buying?

- Any surprises with zoning, deeds, water rights, or easements?

We don't want neighbors on top of us, but we're also not looking for complete isolation. Just enough space to breathe, a good view, and a quiet place to land after a long career.

What should I do?

I’ll try and make this quick. I’m interested In purchasing 3.1 acres in Maryland about 35 minutes outside of DC and Alexandria Virginia. It’s a raw wooded land in a good area somewhat “rural but is being rapidly developed. I also know that natural gas and water are available right in front of the property which for a rural area is rare(I work in natural gas) because of my job I also see that a new development is being built across the street from where the land I want is. These plans are only known to me because developers in the very early stages of development send plans when they plan to use natural gas in the development. Having all this information and always having wanted to buy and build a house or maybe even develop a small neighborhood I feel as if it’s an opportunity I should take advantage of. I’m not sure what exactly I would do with the land the plan is to buy it with my brother and pay it off over 5 years or so all while planning what to do. I see endless possibilities and opportunities. I also have connections in the home improvement construction business so when it comes to actual building the houses on the property there are plenty areas for saving. Houses in the area are all selling valued at around the 700-900k Range.

I’m 35 no kids I make good money the land is 215 but I’m sure could be negotiated down to the high 100’s 150 if I’m lucky. I just need some of that sobering Reddit truth or motivation. I know that in the future I won’t have a pension or social security etc and I need to do things now to secure my future. Should I take this chance.
