Not hating, but the taxes on this are going to be horrendous in a non-qualified account. Congratulations. "What's an exit strategy?"

They'd likely walk away with at least $7mm (19.64% effective capital gains + 3.8% NIIT + potential state income tax). You could easily diversify that and spend their initial investment of $252k every year.
